Live Google SERP and backlink data pulled 2026-07-25 for the Boulder and Longmont relocation and realtor markets. Three questions answered: who we're actually competing with, which realtor is worth calling first, and which other local businesses would pay for a slot.

The headline finding: nobody who ranks for "moving to Boulder" is a Boulder relocation site. Page one is two national moving brands, a storage company, Reddit, Quora, US News, and a parenting forum from Berkeley. The lane we're building in is genuinely open, and the companies already paying to reach this audience are the exact companies we want as advertisers.

3. The plan to beat all of them

Google's AI Overview for this keyword cites ericsellsboulder.com, a single realtor's blog with 35 referring domains. It sits in position zero alongside Mayflower and Reddit. That's the proof: getting cited by AI is not an authority contest. It's a structure and answer-quality contest, and that's a fight a brand-new site can win in weeks rather than years.

Six moves, in order

  1. Own the AI answer, not the blue link. Every page answers its question in the first two sentences, carries FAQPage and Article schema, and states a sourced, dated figure. That's already how the site is built. Next step is llms.txt, llms-full.txt, and a dedicated relocation FAQ page.
  2. Beat them on freshness, which is their weakest point. The Reddit thread ranking first is four years old. aboutboulder.com's post is from 2024. US News is a template. A page that says "median price as of August 2026, pulled from Redfin on this date" wins the comparison instantly, and it's the one thing a national brand's content team will never bother to maintain.
  3. Answer what Reddit and Quora answer, honestly. Call Carly Mayer first. She's the clearest "needs us but is not far from success" case on this list: page one organic already, invisible in maps. That's a diagnosis you can deliver in one sentence and a result you can prove inside a quarter. Then Noah Inhofer, because he's already spending effort on content and can see the gap himself.

One extra opening

Turner Realty holds the #1 Longmont map pack slot while running two separate domains, turnerrealtyoflongmont.com on the listing and turnerlongmont.com in organic results. They're splitting their own authority between two sites and carrying a 4.0 rating, the weakest in that pack. They're number one today and structurally fragile, which is its own kind of pitch.

5. Who else would buy advertising

The proof comes first: Mayflower, Allied Van Lines, and Extra Space Storage have each built a dedicated Boulder relocation guide, and all three rank on page one. National brands are already spending real money to reach this exact audience with this exact content. That's the business case, and it's already made.
