1. Launch checklist (ALL boxes must be checked before the FIRST send)
- [ ] Site fully live with membership. The soft-launch preview gate (
static-site/_worker.js) is removed and the member area works end to end. (Blocker tracked in Master-TODO.) - [ ] Book live on Amazon. The KDP book is published and its URL is final. (Blocker tracked in Master-TODO.)

Compliance status (updated 2026-07-12)
- Licensure: RESOLVED. Annette's Jalisco real estate license is reactivated (2026-07-12), and an attorney has cleared the legal documents. She is a licensed party on the Mexican side of the transaction. The former "no send until the attorney answers" gate is closed.
- FTC disclosure: guidance stands. Annette receives compensation for referrals. Every public-facing surface that recommends partners must disclose the referral relationship; the disclosure already lives on
static-site/about.html. Outreach emails themselves must stay honest that this is a commercial partnership offer (all 10 drafts are; re-verify after any edit). - Economics stay off email. Drafts say "referral partnership" and "the local brokerage shares commission." No percentages, no fee mechanics in writing. Referral-fee specifics are discussed on a call, and any US-side fee routing goes through licensed brokers per US state rules.
2. Sequencing and cadence
- Batch size: 8-10 emails per week so replies stay handleable. Top-10 tier first (week 1), then standard-tier by region: US week 2, Canada week 3, UK week 4, Scandinavia week 5.
- Follow-up: exactly ONE follow-up at +7 days using the follow-up template in
outreach-email-template.md(L120). No response after the follow-up = markresponse=no_responseand stop. No drip sequences; these are professionals. - Directories and platforms (variant D rows) aren't emails to a person; they're applications/forms. Do those alongside week 1 since they have no reply burden.
- Rows marked "do not email" (the CBC research-signal row) are never contacted.
3. What to attach / link (updated to reality)
- The guide: live URL only (replaces
<<GUIDE-URL>>), never a local file. - The book: Amazon URL (replaces
<<AMAZON-URL>>). - A one-page Ajijic overview PDF (still to be created; optional for launch).
- Annette's LinkedIn profile link in the signature.
- Optional 60-second "here's where I actually live" video, once it exists.

5. Tracker hygiene
- Update
agent-tracker.csvon EVERY touch:status,date_contacted,followup_due,response, notes. - Status values:
not_contacted,contacted,followed_up,replied,partner,declined,unsubscribed. - The CSV is UTF-8 with BOM so Excel renders Scandinavian names correctly; keep it that way when saving.
- Only professional, publicly published business data goes in the tracker (GDPR legitimate-interest posture for the Scandinavian rows). No personal phone numbers, no private addresses, no personal notes. Deletion on request: if any contact asks, delete their row and log the deletion date in this file.
- No pattern-guessed emails, ever. Every
verifiedemail has a citable public source in its notes column.
6. CAN-SPAM notes (applies even at 46 one-to-one emails)
- Honest, non-deceptive subject lines only (the drafts comply).
- Valid physical postal address in signature or available on request (see the open Annette question above).
- Any opt-out is honored immediately and permanently via the
unsubscribedstatus.
7. Where the blockers live
The two business prerequisites (site fully live with membership; book on Amazon) are already tracked in Master-TODO (C:/Users/annet/OneDrive/Desktop/_md-source/Master-TODO.md). They aren't duplicated there by this kit; this playbook is the gate that references them.
