Our 39-Step Marketing Plan

Thinking of selling? In today’s complex market, selling residential real estate requires knowledge, creativity, experience, enthusiasm and the financial ability to advertise and promote your property throughout the marketing process. Here’s a look at what you can expect from Annette Thompson and Ajijic Real Estate when you list with us:

  1. Thoroughly analyze your property and outline it’s features and upgrades to determine its current market value and help you with pricing the property using sold comparables, expired and withdrawn comparables, and homes currently on the market.
  2. Provide an estimate of the selling expenses to show your net proceeds
  3. Counsel you on “staging” your property: repairs, added amenities, color, lighting, cleanup, curb appeal, etc.
  4. Execute a listing agreement authorizing us to market your property.
  5. Make a video tour of your property
  6. Research property (appraisal, taxes, neighborhood restrictions, etc.).
  7. Schedule a professional photographer to take “perfect” digital photos and virtual tour of your property for the MLS and Internet web sites.
  8. Prepare advertising copy and select photos for magazine advertising.
  9. Prepare flyer approved by you describing property and Home Book for display at the property. This includes photos, pertinent information for prospective buyers and their agents, utility expenses, taxes, etc.
  10. Arrange for installation of for sale sign on the property.
  11. Arrange for and coordinate showings using the method that you decide is best for your circumstances. You may choose to have me personally show the property by appointment to other Realtors and their clients when needed.
  12. Enter your property into the Chapala Multiple Listing Service including an enticing description approved by you that will interest agents in showing the property.
  13. Place on Ajijic Real Estate agent tour which occurs each Wednesday.
  14. Organize feedback from agents and inform you of results and suggestions. Adjust price or conditions if necessary and as you agree.
  15. Hold Multiple Listing Area Agent Open House, preferably on scheduled Multiple Listing tour for 15 to 30 Realtors.
  16. Send “Just Listed” flyers to your neighbors.
  17. Schedule open house for public (if we agree it is appropriate). These are usually held on Sundays from 1:00 to 3:00.
  18. Update changes as they occur and periodically renew interest of agents at MLS meetings and office meetings.
  19. Follow up on showings and advise you of results and comments.
  20. Send Seller’s Progress Report to you periodically (sold properties, competition in the market, absorption rate, etc.).
  21. Qualify the prospective buyers to be sure they are able to purchase your property.
  22. Negotiate for you with prospective buyers as your agent and at your direction.
  23. Provide legal forms for sales agreements, any subsequent counter offers, etc. Arrange for deed preparation.
  24. Cooperate in arranging for Buyers’ home inspection.
  25. Attend the inspection.
  26. Help you negotiate the results of that inspection to a satisfactory resolution with the Buyers.
  27. Supervise any agreed-upon home repairs
  28. Keep you informed of the Buyer’s progress and help with any problems that may occur with contingency removals such as inspections.
  29. Assist in arranging for appraisal.
  30. Keep in contact with notary, appraiser, home inspector, and any other entities involved in the closing.
  31. Help arrange the Buyer walk-through before closing.
  32. Arrange for and accompany you to closing. Arrange for your net proceeds to be wired into your bank account. Congratulations!
